Price gains tracked by block
County recorder data for the 300 block of 46th Street show three single-family homes sold in June at an average of $589,000, up 16 percent from the same stretch in 2025. The Palm Beach County Property Appraiser’s preliminary roll lists a 12 percent increase in just value for parcels within 400 feet of the new roadway.
West Palm Beach planning staff expect the same pattern to appear along the next phase of work scheduled to begin in September on the segment between Australian Avenue and the Intracoastal.

Local agents advise checking the city’s interactive map for the exact limits of the upcoming phase before making offers, since parcels that fall inside the construction zone will face temporary access limits during the nine-month build.
Closing dates in the next 90 days will still capture the current tax assessment, giving buyers a short window before the next round of value adjustments hits in October.
