Interest Rate Expectations Shift Buyer Behavior in West Palm Beach Market
Local agents report faster contract signings as buyers move to lock in homes ahead of possible Federal Reserve easing.
How we reported this

West Palm Beach buyers closed 47 contracts in the first week of July on properties priced above $600,000, up from 31 in the same period last month, as mortgage-rate forecasts dropped below 6.4 percent.
The change matters now because the 30-year fixed rate has hovered near 6.7 percent since March, and recent Treasury yields point to a possible cut by the Federal Reserve in September. Palm Beach County records show applications for pre-approvals at local lenders rose 22 percent between June 1 and July 7.
Activity on Flagler Drive and in El Cid
Three single-family homes on Flagler Drive between 25th and 30th streets went under contract within 11 days of listing, two of them waterfront lots that had lingered for more than 40 days earlier this spring. In the El Cid neighborhood, the West Palm Beach Housing Authority reported that its down-payment assistance program received 18 new inquiries in June, double the monthly average for the first quarter. Agents at the Palm Beach County Realtors Association office on Okeechobee Boulevard said first-time buyers are now competing with investors for townhomes near the Kravis Center.
Multiple Listing Service data released July 6 showed the median sale price for single-family homes in the 33401 zip code reached $785,000 in June, a 4 percent gain from May, while average days on market fell to 28. Inventory of homes priced between $500,000 and $900,000 increased to 312 active listings, the highest level since February.
Next Steps for Buyers and Sellers
Buyers who secure rate locks before the next Federal Open Market Committee meeting can still close by late September if they target properties already in escrow. Sellers listing before August 15 are advised to price within 3 percent of recent comps on streets such as Olive Avenue and Sunset Road to capture the current wave of motivated purchasers.
